A Listing Recovery Analysis is a free written diagnostic for Phoenix-area homeowners whose listing expired, was withdrawn, or stalled. It examines six things — price positioning, presentation, exposure, buyer feedback, condition, and market timing — and closes with one of three recommendations: relaunch now, prepare first, or wait.
It takes about two business days, costs nothing, and carries no obligation to relist. It is not an automated valuation and not a listing presentation.

The six things reviewed
Price positioning
Where the list price sat relative to the homes buyers were actually comparing yours against, and how the market responded in the first fourteen days.
Presentation
The photo set as a buyer sees it on a phone: lead image, sequence, count, coverage, and whether a floor plan and video existed.
Exposure
Showing volume by week, online view counts, syndication reach, and whether the launch concentrated attention or leaked it slowly.
Feedback signal
What buyers and buyer agents said, whether the comments repeated, and whether anything changed in response to them.
Condition and cure cost
Which items a buyer will price against you, which would block financing, and what each would realistically cost to address.
Market timing
Inventory and absorption in your submarket then versus now, and what that implies about when a second attempt should launch.
The three possible conclusions
- Relaunch now. The diagnosis is clear, the fixes are limited, and current inventory conditions favor a fresh listing.
- Prepare first. Specific condition or presentation work has to happen before the market sees the home again — with a defined scope and budget.
- Wait. Nothing about the property or the submarket supports a better outcome right now. Sometimes the honest recommendation is to do nothing for six months, and it gets made.
