    The work

    Most of what determines a sale happens before the sign goes in the ground. The price a home enters at, the condition it is presented in, the buyer it is aimed at, and the week it launches will explain the outcome more reliably than anything that happens afterward. That is where the effort goes.

    Two situations get particular attention. The first is listings that already failed — homes that expired, withdrew, or sat long enough to lose credibility. The second is estate property: probate, trust, and inherited homes, where the sale is one part of a much harder year for the family involved.

    Seller representation, expired listings, and estate sales. Depth in a narrow set of situations produces better outcomes than being available for everything.

    No manufactured urgency

    No countdown timers, no invented scarcity, no pressure to sign at the kitchen table. A decision this size should be made slowly.
